We understand that handing over a property is a significant decision. That is why we take time to understand your property, your expectations and whether our guaranteed rent management model is the right fit.
From the first conversation through to viewing, proposal, documentation and key handover, every stage is handled professionally and with care.
Step 1: Initial Conversation
The process begins with a simple conversation about your property, your goals and what you are looking for from a management partner.
We will talk through the location, size, condition and suitability of the property, as well as your expectations around rental income, timescales and level of involvement.
This also gives you the opportunity to ask questions and understand how Willowbrook’s hands-free property management service works.
Step 2: Property Viewing
If the property appears suitable, we will arrange a viewing.
During the visit, we assess the layout, presentation, condition and guest potential of the property. We will also consider whether any light preparation, styling or practical improvements would be helpful before the property goes live.
Our aim is to ensure the property can be managed to a high standard and provide a comfortable, well-presented experience for guests.
Step 3: Rental Proposal
Following the viewing, we will prepare a clear rental proposal.
This will set out the agreed monthly rent, proposed term, responsibilities and next steps, so you know exactly what is being offered before moving forward.
The aim is to keep everything simple, transparent and easy to understand.
Step 4: Documentation & Agreements
Once the proposal is agreed, the correct documentation is put in place.
This ensures the arrangement is professional, properly recorded and clear for both parties. We will talk you through what is required and make sure everything is completed before the property is handed over.
Step 5: Key Handover
Once the contract is agreed, the keys are handed over to Willowbrook. From this point, we take care of the day-to-day running of the property. You receive your agreed monthly rent, while we manage the guest side and keep the property operating smoothly.
Step 6: Property Preparation
Before welcoming guests, we prepare the property to the right standard. This may include styling recommendations, furniture sourcing, professional cleaning, photography preparation and any minor improvements needed to help the property feel welcoming, comfortable and well presented. Every property is treated with care, attention to detail and pride.
Step 7: Ongoing Management
Our role does not stop once the property is live.
We continue to manage the property carefully, maintain high standards, coordinate cleaning and respond quickly to any issues that arise.
